1. Acceptance of Terms

By accessing or using homelocating.com (the "Site"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Site.

2. Who We Are

The Site is operated by Quality Property Group Inc. Real estate services are provided by Walter Marin, a licensed Texas REALTOR® affiliated with Compass (Texas Real Estate Commission License #716368). The Site is an independent home-search platform and is not a brokerage in its own right; real estate services are provided by Walter Marin through Compass.

3. Use of the Site

You may use the Site to search real estate listings, save favorites, request property tours, and contact us for information, provided you:

Are at least 18 years old or using the Site under the supervision of a parent/guardian.
Provide accurate information when creating an account or submitting an inquiry.
Do not use the Site for any unlawful purpose, or to scrape, copy, or redistribute listing data in violation of MLS rules.
Do not attempt to interfere with the Site's operation, security, or availability.

4. Accounts

Creating an account allows you to save favorite listings, receive personalized updates, and streamline future inquiries. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us immediately of any unauthorized use.

You may sign in using email/password or through a third-party provider (such as Google). Your use of a third-party sign-in is also subject to that provider’s own terms.

5. Listing Data and Accuracy

Property listing information on the Site is sourced from the Austin Board of REALTORS® (ACTRIS) MLS via a licensed IDX data feed. This data is believed to be reliable but is not guaranteed to be accurate, complete, or current. Listings may be off-market, under contract, or sold at any time without notice. Square footage, lot size, taxes, HOA information, school assignments, and similar details are estimates and should be independently verified before making any decisions.

Listing data is the property of the MLS and its participating brokers and is displayed under license; it may not be copied, scraped, or redistributed without authorization.

6. Builder and Third-Party Content

Where the Site references home builders, communities, or incentives, it does so as an independent, non-affiliated source of information for buyers. HomeLocating and Walter Marin are not affiliated with, sponsored by, or endorsed by any builder referenced on the Site unless explicitly stated. Builder names, logos, and community names are the property of their respective owners.

Incentive information, where shown, reflects information believed accurate at the time of posting and may change or expire without notice; always confirm current incentives directly with the builder or through Walter Marin.

7. Tours, Inquiries, and Representation

Submitting a tour request or inquiry through the Site is a request, not a confirmed appointment — Walter Marin will follow up to confirm details. By submitting your phone number, you consent to be contacted about your inquiry as described in our Privacy Policy.

Nothing on this Site constitutes an offer to sell, a binding agreement, or legal, financial, or tax advice. Real estate transactions involve legal and financial complexity; consult appropriate licensed professionals (attorneys, lenders, tax advisors) as needed.

8. No Warranty

THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. We do not warrant that the Site will be uninterrupted, error-free, or secure.

9. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, HOMELOCATING, WALTER MARIN, AND COMPASS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SITE OR RELIANCE ON ANY INFORMATION PROVIDED THROUGH IT, INCLUDING LISTING DATA ACCURACY.

10. Fair Housing

We are committed to compliance with the federal Fair Housing Act and comparable state and local laws. We do not discriminate, and content on the Site may not be used to discriminate, on the basis of race, color, religion, sex, disability, familial status, or national origin.

11. Intellectual Property

The Site's design, text, graphics, and other content (excluding MLS listing data and third-party logos) are the property of HomeLocating/Walter Marin or its licensors and may not be copied or used without permission.

12. Third-Party Links

The Site may link to third-party websites (e.g., builder sites, mapping services). We are not responsible for the content, accuracy, or practices of any linked third-party site.

13. Termination

We may suspend or terminate your access to the Site or your account at any time, with or without notice, for conduct that violates these Terms or is otherwise harmful to the Site or other users.

14. Changes to These Terms

We may update these Terms from time to time. We will post the updated version on this page with a new "Last Updated" date. Continued use of the Site after changes take effect constitutes acceptance of the updated Terms.

15. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.
